WHAT SETS US APART
CLOSE TO CAMPUS
Our properties are either located on or near campus with some offering complimentary shuttle service to and from campus. A variety of locations are also located along city bus lines.
SAFETY
Unfortunately, crime has no address. No security system, courtesy patrol or electronic security device can guarantee complete protection against crime. We do have our own contract courtesy patrol to help monitor the community. However, we ask residents to contact the local police department if they see any suspicious activity. As always, you should contact 911 immediately for any emergency or criminal activity you might observe. We ask that you also let us know in the management office if you see any suspicious activity.
While we put forth our best effort for the well-being of our residents, at no time are we able to promise, warrant or guarantee the safety or security of any resident or personal property against the criminal actions of others. Every resident has the responsibility to take care to protect himself/herself and to maintain appropriate insurance to protect their belongings.
GUARANTORS
All residents are required to have a guarantor unless they can qualify on their own.
Guarantors must complete an application and sign a Guaranty Form. Please contact the leasing offices for more details regarding Guarantor qualifications.
RENTAL INSURANCE
We require all residents to carry personal liability insurance of at least $100,000 coverage per apartment and urge residents to carry insurance for coverage for their personal property and personal injury. Homestead U is not responsible for the loss of contents due to fire, flood, theft, or other occurrences. Renter’s insurance is economical and a great way to set your mind at ease.
EMERGENCY MAINTENANCE
Emergency maintenance is available at all of our properties. Requests are deemed an emergency at the discretion of the maintenance office. Your student can also submit routine maintenance requests online through their resident portal app.
INDIVIDUAL LEASES
Most of our properties offer individual leases. This means that you are only responsible for your resident’s rent obligations.
ROOMMATE MATCHING
No roommates in mind? No problem! Our communities offer a great roommate matching program. Every resident completes a preference questionnaire that will assist our staff with matching your resident with roommates.
RESIDENT EVENTS & SERVICES
Our staff strives to provide the highest level of service to each and every resident. Most of our properties host a large clubhouse filled with the latest and greatest amenities. Weekly and monthly social events are planned for the enjoyment of each resident to give our properties a sense of community spirit.
